Some people don’t understand how it’s still possible to buy “cheap” in Greater Lisbon in 2026. Those are the ones who assume a sale is only about price.
Most of the time, the terms matter more than the price, for everyone involved.
What an investment company brings to the table that other options don’t: it takes on risk, absorbs inconvenience, adds speed, and ensures privacy.
What does that mean in practice?
Selling through an agent maximizes exposure. The agent brings attention to the property, qualifies buyers, and manages viewings. That has real value.
It also has a direct cost: a commission between 3% and 5% plus VAT. On a €200,000 sale, that’s €7,400 to €12,300.
And there’s an indirect cost that’s rarely accounted for: time. The average time to sell in Portugal is around 3 to 6 months. In some cases, much longer.
For move-in-ready properties, with no constraints and properly prepared for the market, this is often the best option. We ourselves hand over refurbished properties to agents for resale.
Selling to an investor solves a different kind of problem.
The property is fully owned rather than under horizontal ownership. It had unauthorized construction that compromised the usage license. It’s an inheritance with 13 heirs. It needs to be deeded within 20 days or the seller loses another deal already under contract. It requires renovations the owner doesn’t want or can’t afford to do.
This is where end buyers and most agents hit their limits. And this is where investment companies step in to unlock the situation.
The trade-off is clear: the price won’t be the maximum market value. The investor buys with a margin because they take on the risk and execution. That difference is what makes the deal make sense for both sides.
